Requirements

Ability to direct team activities, multiple projects of significant complexity and risk, adhering to schedule, budget and resource requirements
Skills in supervising, instructing and coaching team members in technical, project management and analytical skills
Experience organizing, planning and scheduling maintenance and site services project work
Proficiency in maintaining site compliance documentation and investigating/responding to compliance problems and complaints
Knowledge of preparing and reviewing Facilities Operations policies and procedures
Understanding of root cause analysis principles, budgeting/financial software and cost-benefit modeling
Capability to ensure Maintenance SOPs are up to date with current regulatory requirements
Experience working on moderately complex problems requiring in-depth evaluation of various factors
Ability to exercise judgment within defined practices and policies in selecting methods, techniques and evaluation criteria
Experience consulting with senior managers for guidance when appropriate

Responsibilities

Direct team activities, multiple projects of significant complexity and risk, adhering to schedule, budget and resource requirements
Supervise, instruct and coach team members in technical, project management and analytical skills
Organize, plan and schedule maintenance and site services project work
Maintain site compliance documentation and investigate/respond to compliance problems and complaints from customers, agencies or employees
Participate in preparation and review of Facilities Operations policies and procedures
Apply root cause analysis principles to support team planning process using budgeting/financial software and cost-benefit modeling
Ensure all Maintenance SOPs are kept up to date and reflect current regulatory requirements
Participate as the Maintenance subject matter representative on all construction projects
Participate in all project design meetings to develop Basis of Design
Perform due diligence and review job scope to ensure all maintenance issues are addressed
Review all construction drawings and submittals and provide comments
Conduct weekly walks of projects and provide feedback to Project Manager on identified issues
Participate in all mechanical equipment start-up activities and commissioning
Support validation efforts on any GMP equipment
Ensure completion of Turn Over Packages
Assist with development of Spare Parts lists and Preventative Maintenance procedures
Coordinate all shut down activities of building utilities and life safety systems
Develop all mechanical equipment sequence of operations and ensure implementation in Building Automation systems, commissioned for proper performance
Coordinate all inspections and meetings with the City or Regulatory officials
Be responsible for the campus-wide Building Automation System and supporting vendors
Collaborate with internal business units and Gilead Business Partners to understand analytical needs and provide data-driven solutions
Develop compelling visualizations and narratives to communicate findings to stakeholders at all levels
Translate complex business questions into structured analytical problems and deliver clear, actionable recommendations
