Requirements

  • High degree of energy, enthusiasm, outgoing personality, technical competence, and professionalism
  • Preferred residence in Phoenix, Arizona office for daily interaction with development, deployment, and leasing teams
  • Ability to manage projects ranging in cost from $100,000 to $500,000,000+
  • Experience leading development activities including site pursuit, land due diligence, entitlement, design, and construction of industrial/warehouse facilities (speculative and build-to-suit)
  • Potential to coach and manage a team of development management professionals
  • Forecasting development activities, providing cost and schedule information for investment memos
  • Partnering with local deployment team, regional stakeholders, and internal groups (e.g., Global Development, Capital Deployment, Legal, etc.)
  • Innovating and implementing development best practices, active mentoring and management of development team

Responsibilities

  • Managing all development aspects for speculative vertical, land infrastructure, and build-to-suit projects including entitlement, design, permitting, and construction processes
  • Partnering with the Investment Officer in evaluating land and building acquisitions
  • Engaging and managing design professionals and consultants
  • Developing schedule, budget, and plans for projects
  • Leading project municipal approvals process from acquisition, entitlements through project permitting
  • Providing conceptual and pre-construction estimating for all aspects of development
  • Managing procurement of project permits and approvals
  • Conducting bid RFPs, contractor negotiations, and award process for construction work
  • Leading regular project team meetings and conducting onsite inspections of progress, safety, and quality
  • Ensuring proper project closeout and transition to property management team
  • Effectively communicating project status to team members and senior leadership
  • Developing and strengthening relationships with local jurisdictions, general contractors, and design consultants
  • Monitoring trends in the local construction market (materials pricing, labor costs, availability, trade partner relationships)
  • Ensuring customer satisfaction and exceeding expectations on each project
  • Collaborating with internal stakeholders (Global Development, Capital Deployment, Legal, Customer Led Development, Procurement, Leasing, Regional Property Management, Energy, Mobility, Essentials, etc.)
  • Mentoring and leading junior colleagues by providing feedback and supervising performance
