Requirements

  • Knowledge of Maintenance Engineering disciplines, including electrical, plumbing, mechanical, and HVACR
  • Ability to perform operation, preventive maintenance, and repairs of buildings and equipment in conformance with company-mandated safety procedures
  • Ability to work under general supervision of the Chief Engineer, Engineering Manager, or Lead Engineer
  • Compliance with Office Building Operating Policies and Procedures
  • Full-time availability

Responsibilities

  • Clean coils, change air filters on HVAC equipment, and lubricate motors and bearings
  • Monitor temperature and humidity of occupied areas throughout the facility
  • Check the operation of all mechanical equipment on a daily basis
  • Check and maintain electrical controls, make necessary repairs including installation of new equipment, and replace bearings, pulleys, and belts as assigned
  • Document daily in the engineers' logbook any operational or maintenance characteristics, tasks undertaken, and sign-in upon arrival
  • Notify supervisor when leaving the property
  • Communicate with others regarding the condition of assigned areas and related equipment
  • Communicate to the Chief Engineer any equipment malfunctions, repairs made, and materials used
  • Communicate by telephone for routine maintenance calls or emergencies to inform proper personnel
  • Document completion of preventive maintenance and tenant work orders in a timely manner, including necessary communication on project status
  • Provide staffing coverage in the event of another employee’s absence
  • Perform normal cleaning functions as assigned, such as sweeping, mopping, waxing, washing, and painting equipment and areas to maintain a clean and safe maintenance area
  • Replace light bulbs in and around the facility to maintain a well-lighted and safe working environment
  • Remove snow and apply salt as needed during inclement weather conditions
  • Perform preventive maintenance
