Candidates should possess a high school diploma or GED equivalent, 3-5 years of relevant work experience, and 1-3 years of supervisory experience. Strong organizational skills, excellent customer service skills, knowledge of property management, and knowledge of landlord and tenant laws are required, along with experience using computer systems, particularly Microsoft Office, and superb verbal and written communication skills.
The Property Manager III will collaborate with senior management to establish appropriate rent levels, review rent schedules, oversee rent increases and renewals, maintain optimum occupancy, process move-ins and move-outs, approve rental applications, follow marketing policies, ensure tenant files are organized, ensure property data accuracy, ensure compliance with regulatory standards, direct maintenance team, report incidents, resolve resident issues, prepare the annual budget, provide financial reporting, solicit bids, ensure timely rent collection, use company directives to screen and train personnel, conduct staff meetings, understand and embody Winn Guiding Principles, and participate in professional development programs.
