Responsibilities

  • Manage all building services and preventative maintenance programs per industry best practices, Scion’s Standard Operating Procedures, and State/Federal/OSHA codes/regulations
  • Manage day-to-day operations including HVAC, plumbing and piping, fire protection, general building maintenance, troubleshooting, building automation systems, and building maintenance
  • Monitor systems and provide diagnostics, preventative maintenance, annual testing, permitting, and certification for major building systems (e.g., chilled water systems, air handling units, RTUs, boilers, plumbing systems, pumps, motors, domestic hot water heaters, BAS, electrical systems, generators, UPS, elevators, parking structures, gates, doors, roofing, walls, IGUs)
  • Operate and manage life safety systems (e.g., fire pumps, fire alarm panels, sprinkler systems, alarms, backflow preventers, smoke detectors, CO2 sensors, fire extinguishers, emergency lighting, means of egress, fire doors)
  • Prioritize and schedule maintenance work to assure quality consistent with Scion’s standards
  • Manage Facilities Technicians to ensure service requests are completed within Scion standards, appropriately, and accurately
  • Manage facilities budgets
  • Review completed work to verify conformance to standards or repair needs
  • Ensure emergency and routine maintenance/repairs are carried out timely and professionally
  • Ensure preventive maintenance is carried out timely and professionally
  • Respond promptly and effectively to safety/risk-management-related issues
  • Review completed work orders for accuracy of labor hours, materials cost, and track recurring equipment failures
  • Conduct regular inspection tours of buildings, interior common areas, exterior property, equipment, and grounds for deficiencies, safety, health, or code problems
  • Prepare written reports summarizing findings and advise building users as appropriate
  • Provide recommendations for dealing with noticed problems
  • Oversee and supervise “Turn” preparation, including prompt inspection of vacated units, appropriate repairs and charges
