Requirements

Ability to oversee scheduling and supervision of trade partner activities
Skills in evaluating quality, efficiency, and workmanship of trade partners
Experience reviewing and modifying construction drawings for errors or conflicts
Capability to manage project schedules, resources, and timely completion
Knowledge of contract obligations, safety protocols, building codes, and standards
Proficiency in managing customer experience and communications
Ability to interact with sales personnel and community performance management
Expertise in conducting daily inspections for safety and compliance (state, federal, company standards, Storm Water Pollution Prevention Plan)
Skills in negotiating, creating, and authorizing purchase orders
Experience inspecting and authorizing payments to trade partners
Ability to collaborate with Product Development, Process Improvement, Resource Planning, and Purchasing teams
Participation in trade partner recruiting and vetting
Management skills: delegating work, providing performance input, identifying training, and continuous coaching

Responsibilities

Oversee the scheduling and supervision of daily trade partner activities and evaluate the quality and efficiency of their work
Review and request modifications to construction drawings when plan errors or conflicts arise
Evaluate project schedules and update and determine appropriate modifications to project schedules and resources to ensure timely completion
Take action to ensure each home is complete on schedule, all contract obligations and safety protocols are satisfied, and stop unsatisfactory or noncompliant work
Manage the customer experience throughout the construction process, including regular communications and negotiating solutions
Interact with Community Sales personnel to manage community performance and customer activities
Complete daily inspections to ensure job sites adhere to safety and Storm Water Pollution Prevention Plan standards, taking immediate action as needed
Negotiate, create, and authorize field purchase orders for materials and labor resources
Inspect trade partner workmanship and product quality, authorizing payment when standards are met
Collaborate with Product Development, Process Improvement, Resource Planning, and Purchasing teams on improvements
Evaluate trade partner work for compliance with building codes and company standards
Participate in trade partner recruiting and vetting
Delegate work according to employee abilities, provide performance evaluation input, assist in training identification, and provide continuous coaching
Other duties as assigned
