Requirements

  • Minimum of three (3) years in commercial building management
  • High school diploma or general education degree (GED) required; Bachelor’s degree preferred
  • Firm understanding of commercial leases, operating expense recoveries, and ability to partner with broker on leasing activity for property
  • Strong written and verbal communication skills to effectively communicate with tenants, vendors, contractors, brokers, and interdepartmental teams, including presenting information and responding to questions

Responsibilities

  • Manage physical property maintenance by partnering with engineering team and vended services for repairs and maintenance, ensuring prompt, best-in-class response to issues
  • Develop and administer a capital improvement plan by evaluating property needs and ROI of proposed projects
  • Oversee all leases and lease amendments, reviewing and tracking critical tenant and property information such as lease clauses, options, operating expense parameters, and important dates
  • Develop and administer the annual budget to align with ownership objectives, financial goals, and industry standards
  • Ensure accurate calculation and recovery of operating expenses and reimbursements; produce monthly variance reports and quarterly reforecasts
  • Manage a team (if applicable) including Assistant Property Manager, Property Administrator, and/or maintenance staff: recruiting, onboarding, scheduling, training, development, and evaluation aligned with company standards
  • Provide strong leadership, maintain a positive working environment, communicate company policy and procedures, and participate in staffing plans to support property/tenant needs and financial goals
  • Support leasing process: participate in leasing meetings, broker engagement, and tenant relations
  • Oversee tenant improvements: coordinate plans with architect, bidding, GC selection, contracting, and execution while complying with lease agreements
  • Assist brokerage team with accurate reporting on lease expirations, encumbered space, space planning coordination, contractor bids, marketing materials, and meetings with prospective tenants
