Requirements

  • Experienced in troubleshooting and repairing plumbing, electrical, heating/cooling (HVAC), carpentry, appliances, painting, and drywall
  • Ability to complete service requests and unit turns in a timely and cost-efficient manner, including emergency and on-call duties on weeknights and weekends
  • Maintain regular and consistent attendance according to required work schedule
  • Maintain annual fair housing certification for maintenance (via Gracehill)
  • Knowledge of company maintenance policies, procedures, safety programs, and OSHA requirements

Responsibilities

  • Ensure all company maintenance policies and procedures are followed
  • Perform quality control checks on final products (e.g., unit turns, preventive maintenance, rehab projects)
  • Walk community daily and inspect vacant apartments
  • Complete service requests in a timely and cost-efficient manner; address emergency service requests promptly
  • Maintain and repair structural, plumbing, HVAC, and electrical issues, including in rehab units
  • Prioritize service requests and unit turns
  • Paint and turn vacant units, including rehab units
  • Clean and repair swimming pools
  • Ensure physical well-being and curb appeal of the apartment community, including grounds cleanliness
  • Complete all work assignments according to company standards
  • Assist with move-in and move-out procedures
  • Bring resident issues to office personnel and inform managers of housing unit issues
  • Work with service team to keep on-site shops in order
  • Coordinate with supervisor to order supplies within expense budget
  • Work collaboratively with supervisor to prepare for city and internal property inspections
  • Conduct routine property safety inspections and ensure Company Safety Program and OSHA compliance
  • Provide exemplary customer service to residents, prospects, and guests; represent the company professionally at all times
