Responsibilities

  • Oversee entire operations of a housing community portfolio, including personnel, leasing, maintenance, financial, administration, and risk management
  • Supervise all aspects of properties and staff to ensure compliance with company policies, procedures, safety, fair housing guidelines, and liability concerns
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness in compliance with training benchmarks
  • Address performance problems consistently: document, communicate with direct supervisor and HR, and terminate when necessary
  • Prepare and sign off on salary increase requests for Community Manager and team members; ensure all counseling statements, evaluations, and requests are reviewed and delivered to HR
  • Approve timesheets, verify hours, vacation/sick time, and signatures
  • Promote staff harmony and quality performance through support and effective leadership
  • Ensure staff compliance and consistency with company policies and procedures
  • Achieve highest possible net operating income via cost control, revenue/leasing improvements; identify trends and recommend strategies/adjustments
  • Develop yearly operating budgets
