Responsibilities

Oversee entire operations of a housing community portfolio, including personnel, leasing, maintenance, financial, administration, and risk management
Supervise all aspects of properties and staff to ensure compliance with company policies, procedures, safety, fair housing guidelines, and liability concerns
Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness in compliance with Asset training benchmarks
Address performance problems consistently: document adequately, communicate with direct supervisor and HR, and terminate when necessary
Prepare and sign off on salary increase requests for Community Manager and assist with team members; ensure all counseling statements, evaluations, and requests are reviewed and delivered to HR
Approve all timesheets, verifying accuracy of hours, vacation/sick time, and signatures
Promote staff harmony and quality job performance through support and effective leadership
Ensure staff compliance and consistency with company policies and procedures
Achieve highest possible net operating income via cost control, revenue/leasing improvements; identify trends and recommend strategies/adjustments
Develop yearly operating budget
