Requirements

Ability to travel between properties within a designated region
Knowledge of technical and mechanical work to maintain buildings, grounds, amenities, and common areas to company standards for cleanliness, appearance, safety, and functionality
Compliance with established policies, procedures, safety standards, and code requirements for repairs
Capability to diagnose defects or problems and make repairs
Proficiency in completing documentation and paperwork accurately and timely

Responsibilities

Travels between properties within a designated region to assist with makereadies, work orders, curb appeal, cap ex projects, etc
Completes assigned work orders from resident requests and preventative maintenance by diagnosing issues and making repairs
Completes the “make-ready” process for vacant units, including pre-move-out inspections, punch lists, scheduling vendors/contractors, obtaining supplies, performing maintenance tasks, and inspecting work
Follows procedures for accessing and obtaining materials, supplies, equipment, tools; tracks inventory, returns unused items, and notifies supervisors about re-ordering needs
Completes documentation and paperwork timely, accurately, and completely for service request tracking
Assists in maintaining grounds, common areas, and amenities by picking up trash/debris, pressure-washing, general cleaning, and painting curbs/signage as needed
Supports cost-cutting and expense control by fixing rather than replacing parts when possible
