Requirements

  • Ability to ensure scheduled preventive maintenance tasks are completed per monthly calendar
  • Capability to direct CIM maintenance assistants or third-party vendors for preventive maintenance
  • Skills to oversee maintenance team in inspecting HVAC, refrigerators, sinks, washer/dryers, roofs, exterior doors, windows, drain lines, and other areas
  • Proficiency in tracking, monitoring, and following up on residents’ work orders, scheduling third-party vendors with approval
  • Knowledge to adhere to operating budgets, provide cost estimates, and meet weekly with Assistant Property Manager
  • Experience maintaining binder with unit tabs, printing work orders, and reviewing status
  • Ability to control inventory of appliances, tools, supplies, equipment; identify replacements; ensure proper disposal with approval
  • Skills to maintain engineering office organization and maintenance files per CIM standards
  • Capacity to manage vendor sign-in/out and control access to roof/mechanical rooms
  • Technical skills for minimum repairs: re-key/hang/paint/replace doors; attach blinds/hang furniture; replace appliance filters/check drain lines/operate systems; HVAC filter replacement/vacuum pans/thermostat verification/operation; plumbing snaking up to 25 feet; replace electrical sockets/switches/bulbs/check breakers; flooring repairs (thresholds/carpet/tile/wood)

Responsibilities

  • Ensure scheduled preventive maintenance tasks are completed per monthly maintenance calendar
  • Direct CIM maintenance assistants or third-party vendors to complete preventive maintenance as scheduled or budgeted
  • Oversee maintenance team’s completion of each building’s preventive maintenance schedule, including inspections of HVAC, refrigerators, sinks, washer/dryers, roofs, exterior doors, windows, drain lines, etc., as directed
  • Track, monitor, and follow up on residents’ work orders; schedule third-party vendors with Property Manager approval for work beyond CIM team capacity
  • Adhere to approved operating budget for repairs/maintenance; provide operating cost estimates for budgeting
  • Meet weekly with Assistant Property Manager to ensure 24-hour response to work orders; maintain unit binder, print work orders; review on Mondays and confirm completions on Fridays
  • Control inventory of appliances, tools, supplies, equipment; identify appliances for replacement; ensure proper disposal and removal only with written approval
  • Maintain engineering office (organized tools, inventoried supplies, maintenance files per standards)
  • Ensure vendors sign in/out; control access to roof and mechanical rooms
  • Direct maintenance operations for apartment units per minimum repair standards (doors, blinds/furniture, appliances, HVAC, plumbing, electrical, flooring)
