Self-starter: Ability to work independently
HVAC Familiarity: Familiarity with air handler units, including efficient operation for energy savings and comfort
Filter Identification: Knowledge in filter identification and application
Equipment Identification: Knowledge of equipment and component identification
Safety Procedures: Understanding of safety procedures
Refrigeration Cycle: Knowledge of the refrigeration cycle
Soft Soldering: Ability to perform soft soldering
Cooling Tower Operation: Knowledge of cooling tower operation & start-up
Rooftop HVAC Units: Knowledge of package roof top HVAC units
Condenser & Chiller Knowledge: Understanding of condenser and chiller operation
Compliance Knowledge: Knowledge of applicable standards, policies, and regulatory guidelines (i.e., EPA, OSHA standards)
24/7 on-call availability to address emergencies and perform preventative maintenance
Onsite location requirement

Responsibilities

Emergency Response: Report all situations requiring emergency and/or immediate action to the appropriate personnel
Troubleshooting: Troubleshoot various systems including plumbing, electrical, heating, air conditioning, refrigeration, and other systems
Preventative Maintenance: Conduct scheduled inspections and preventive maintenance on designated equipment
Equipment Repair: Install, maintain, and repair electrical, plumbing, heating, air conditioning, and refrigeration equipment as needed
System Adjustments: Adjust mechanisms such as valves, controls, and pumps to ensure proper operation
Compliance Administration: Administer compliance of local, state, and federal laws pertaining to areas such as fire, safety, hazardous material, and access
Routine Services: Provide routine services including preventive maintenance, filter cleaning, parts delivery, and assistance to higher-level mechanics
Scheduling: Schedule preventative maintenance programs as assigned by management
Work Order Management: Coordinate work orders and maintain the integrity of the Work Order System
Inventory Management: Ensure the appropriate inventory systems, records, files, Material Safety Data Sheets, supplies, equipment, and tools are maintained
Electrical Repairs: Replace defective breaker controls, thermostats, switches, lighting components, fuses, and basic electrical wiring
Other Tasks: Perform other job-related tasks as directed by management
Maintain all heating, ventilation, and air conditioning (HVAC) equipment within the Plaza at King of Prussia
