Responsibilities

  • Monitors cleaning services provided through contracts, requiring rigorous oversight
  • Manages preventive and predictive maintenance, repair, and construction work to sustain safe and reliable operation
  • Reads and interprets engineering drawings and schematic diagrams
  • Works with the Operations Director and maintenance staff to ensure proper Preventative Maintenance and related record keeping and logs
  • Maintains a safe environment and identifies/eliminates safety hazards for mall staff, tenants, and customers, including administering and training for programs like OSHA, ADA, EPA, and other regulated programs
  • Works with security and local officials to plan and oversee a fire safety program
  • Supports preparation for emergency and disaster response
  • Assists in the development of expense, energy, and capital budgets
  • Manages Property Operating Expenses within or below budgeted levels
  • Performs Condition Assessments to assist in the development of long-range capital plans and budgets
  • Oversees contractors performing capital work
  • Interacts with the Portfolio Director of Operations and Energy Services
  • Provides support to tenants under construction and ensures construction activities match approved plans and comply with mall criteria
  • May assist tenants in overcoming government and permit obstacles, building relationships with key government officials
  • Coordinates and communicates with tenant coordination to ensure tenants open at or before the budgeted RCD
  • Develops staff members by enhancing their roles and broadening their experiences
  • Provides recognition for good performance and effectively counsels poor performance
  • Completes performance reviews with thorough and objective feedback
  • Resolves tenant lease and non-lease concerns related to facility operations
  • Establishes strong relationships with tenants through interaction, follow-through, and participation in tenant meetings
  • Fulfills Manager-on-Duty rotation and manages day-to-day activities as necessary, including emergency situations
  • Manages operations purchases
