Candidates should have over 7 years of experience in pre-construction management with a proven track record of planning and executing large-scale construction projects. A Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field is required, and a Master's degree or relevant certifications such as PMP or LEED are preferred. Extensive experience in cost estimation, value engineering, and procurement processes is necessary, along with proficiency in project management and cost estimation software like Procore, Bluebeam, and Microsoft Project. Strong understanding of design principles, construction methodologies, and regulatory requirements is essential, as well as exceptional ability to lead cross-functional teams and manage relationships with various stakeholders.
The Senior Pre-Construction Manager will collaborate with stakeholders to define project scopes, objectives, and deliverables during the pre-construction phase. They will conduct feasibility studies and site evaluations to determine project viability and alignment with strategic goals. The role involves developing and managing detailed cost estimates, budgets, and financial forecasts for projects, while also identifying cost-saving opportunities and providing value engineering recommendations. The manager will partner with architects, engineers, and design consultants to ensure plans meet project requirements and sustainability goals, review design documents for accuracy, and manage the bidding process, including preparing bid packages and evaluating contractor bids. Additionally, they will negotiate contracts with vendors, identify potential risks during the pre-construction phase, and ensure compliance with sustainability initiatives and safety standards.
