Requirements

  • Successful university degree in technical building equipment (TGA), facility management, or supply engineering
  • At least 5 years of professional experience in building technology/facility management
  • Management experience in building operations, CREM (Corporate Real Estate Management), technical property management, or FM
  • Experience on the client side, steering FM service providers
  • Knowledge of the FM service provider/supplier market, ideally with a network
  • Experience in tendering, awarding, and contract management (service contracts, warranties, defect management)
  • Service-oriented mindset
  • Management skills, conceptual work, analytics, high independence/initiative while being team-capable
  • Organizational skills, structured working

  • Good general knowledge of building technology regulations (DIN, GEFMA)

Responsibilities

  • Main Tasks
  • Plant-related description of legally and technically required TGA services (inspection, maintenance, inspection)
  • Location-related description of infrastructural services (e.g., winter service, waste disposal, outdoor maintenance, cable TV supply, etc.)
  • Supplier selection of suitable service providers, tendering, and awarding services
  • Steering and control of service providers' performance
  • Invoice verification of third-party services
  • Ensuring plant/location-related performance documentation, deriving action measures, and initiating their implementation (repairs)
  • Implementation of changing legal requirements in FM processes
  • Building and maintaining current cause-oriented recording of all energy consumptions (electricity, heat, water)
  • Time- and location-based analyses and comparisons of energy consumptions to develop consumption savings (behavioral, operational, technical)
  • Implementation of developed and economically viable consumption savings
  • Secondary Tasks
  • Development of renewal strategies for TGA based on life cycle costs
  • Taking over TGA-related warranty management from construction measures
  • Ensuring uniform service quality, process efficiency, and cost-effectiveness across the portfolio
  • Operational consulting support in construction projects regarding TGA
  • Development of energy efficiency measures considering technical development opportunities (e.g., energy-efficient heating systems, regenerative power generation)
  • Management of property-related closure concepts
  • Delineation of operational "marginal topics" in technical FM (e.g., janitor tasks) and development of structural portfolio-wide solutions
