Requirements

  • Experience in LIHTC (Low-Income Housing Tax Credit) and affordable housing management
  • Knowledge of company policies, procedures, safety guidelines, fair housing laws, and liability concerns
  • Ability to screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Proficiency in financial management, including cost control, revenue improvement, leasing strategies, trend identification, and net operating income optimization
  • Skills in personnel oversight, performance management, documentation, counseling, evaluations, salary approvals, timesheet verification, and terminations in coordination with HR and superiors
  • Leadership capabilities to promote staff harmony, quality performance, compliance, and effective operations across leasing, maintenance, financial, administration, and risk management phases

Responsibilities

  • Oversee entire operations of a housing community portfolio, including personnel, leasing, maintenance, financial, administration, and risk management
  • Supervise all aspects of properties and staff to ensure compliance with company policies, procedures, safety, fair housing guidelines, and liability concerns
  • Screen, hire, train, coach, and develop on-site staff, ensuring effectiveness through ongoing training, coaching, counseling, and guidance per Asset training benchmarks
  • Address performance problems consistently: document issues, communicate with direct supervisor (Regional & Senior Vice President) and HR, and terminate when necessary
  • Prepare and approve salary increase requests for Community Manager and team members; sign off on site requests and ensure all counseling statements, evaluations, and salary requests are reviewed and delivered to HR
  • Approve timesheets, verifying accuracy of hours, vacation/sick time, and signatures
  • Achieve highest possible net operating income through effective cost control, revenue/leasing improvements, trend identification, and strategy recommendations/adjustments
  • Promote staff harmony and quality job performance through support, effective leadership, and ensuring compliance/consistency with company policies and procedures
