Requirements

  • Bachelor's degree required (preferably in real estate, business, finance, or accounting)
  • Minimum of five (5) to seven (7) years corporate real estate experience, including real estate closing experience (purchase and sale), transaction management, property management, database management, real estate document preparation and interpretation, lease and contract negotiation
  • Ability to comprehend, analyze, and interpret complex real estate documents
  • Ability to draft legally sufficient real estate documents
  • Thorough knowledge of commercial real estate practices
  • Excellent written and verbal communication skills

Responsibilities

  • Independently lead lease negotiations (new, renewal, extensions) with landlords or brokers for assigned properties (e.g., shuttle lots, sales offices, specialty locations) to obtain beneficial terms and recommend renewals
  • Collaborate with Legal Department to draft lease-related documentation (e.g., subleases, license agreements, renewal options, extensions)
  • Analyze business usage of rental properties to identify surplus capacity for lease terminations to achieve savings and reduce risk
  • Review and proofread contracts; maintain accurate real estate records in web-based lease database, tracking critical dates (e.g., options, expirations)
  • Work with legal to prepare documentation for exercising renewal options and extensions
  • Design, prepare, and interpret real estate reports based on organizational needs
  • Support dashboard technology initiatives with service providers for property tracking, analysis, and metrics reporting
  • Support due diligence for property purchases or sales by tracking deliverables and closing dates
  • Manage surplus properties, including landlord lease obligations, subtenant leases, operational/maintenance issues, rent collection, default notices, operating expense reconciliations, budget forecasting, premises surrender, and securing audit services
  • Reconcile operating expenses and real estate taxes billed by landlords nationwide with Sr Manager and secure audit services as needed
  • Maintain landlord relationships, mediate issues, and address compliance concerns with lease terms
  • Support Senior Director in Supply Chain Network initiatives (e.g., market reviews, site selection, expansion evaluation, property dispositions, real estate strategies)
  • Other duties as assigned by manager
