Ability to read and speak English proficiently to understand verbal/written instructions, give instructions, and read MSDS sheets/labels
Ability to maintain a well-organized and clean work environment
Ability to maintain ethical, professional, and courteous relations with residents, contractors, and co-workers
Strong technical knowledge and experience with HVAC, electrical, plumbing, and carpentry
Experience in troubleshooting and repairing HVAC and plumbing
Ability to work efficiently and independently
Punctual and reliable with essential attendance; available for emergency on-call, weekends, or overnight hours
Must have own tools for performing required work
Ability to lift 60 lbs. and safely move appliances
Comfortable working at heights up to 25 feet
Ability to stand, walk, or run for long periods; twist body; kneel, stoop, crouch, or crawl
Ability to use hands to handle, control, feel, grasp, move, or assemble objects/tools/controls

Responsibilities

Perform maintenance on buildings and grounds to keep apartment complex in good repair and appearance
Perform assigned work orders in all units in a timely and professional manner
Process resident service requests and perform scheduled maintenance duties
Perform turnovers and renovations of apartment units
Install, troubleshoot, and repair appliances, garbage disposals; install outlets/light switches with electrical wiring knowledge
Perform general carpentry repairs including doors, frames, countertops, and window repairs
Conduct periodic night inspections of grounds to check outside lights
Perform preventative maintenance: replace HVAC filters, clean fan coils, service heat pumps, replace smoke detector batteries, water filters, and clean dryer lint traps
Perform snow and ice removal per community policy and local code
Inspect fitness center equipment and report repairs to supervisor
Assist Chief Engineer and perform other related duties as requested
Troubleshoot and repair HVAC, appliances, plumbing; perform carpentry, painting, and unit inspections
