Requirements

CFC Universal certification required (either pre-hire or post-hire within the applicable timeline as detailed in your offer letter)
Engineering/HVAC License not needed but preferred
Experience with building engineering strategy and structure, as well as preventative maintenance
Open availability for scheduling including nights, weekends, and holidays (rotational hours and days)

Responsibilities

Drive overall execution of engineering and maintenance excellence, including proactive and effective maintenance, and onsite experience for employees, residents, guests, third-party partners, and building ownership/management
Focus on building equipment (HVAC, Plumbing, Electrical, and Elevators)
Manage life safety, building security, building inspections, and preventative maintenance
Manage technicians' workload and unit work orders
Manage vendor contracts for unit turnovers (e.g., flooring, paint)
Handle turnover planning and execution
Order supplies in accordance with budget and need
Manage exterminating services
Program and troubleshoot unit front door locks
Provide back-up support to Maintenance Tech team members for escalated maintenance/safety issues
Participate in maintenance duties in the field as needed
Proactively complete property walks ensuring system readings and issue identification
Work on PM schedules for systems
Manage move in/out board notifications
Proactively complete vacant unit walks
Manage storage and supply closets
Provide monthly updates on building inspections, supply ordering, outstanding projects, and tasks
Conduct weekly/monthly cycles including unit PMs, hallway painting, appliance repair tracker, PM sheets, and safety walks
Additional duties and responsibilities as assigned
