Ability to greet prospects, qualify them by covering all criteria (ask questions, utilize guest cards)
Proficiency in recording telephone and in-person visits on reports and filing guest cards per procedures
Skills to inspect models and market-ready units, communicate service needs to Property Manager
Product knowledge to demonstrate community/apartments, communicate features/benefits, and close sales
Competence in processing applications (credit checks, rental history), securing deposits per company/Fair Housing procedures
Ability to ensure apartments are move-in ready, follow up on prospects, secure signatures, and orient new residents
Capability to monitor renewals, distribute/follow-up on notices
Skills in monitoring advertising effectiveness, gathering market competition info
Professional representation of the company at all times
Proficiency in accepting payments, typing leases, completing paperwork, inputting data into Yardi System accurately/timely
Ability to maintain resident files, record daily inspections, distribute notices
Competence in maintaining commission records for leases/renewals
Skills to receive calls/visits, handle resident requests/concerns, complete maintenance Service Requests, follow up timely
Ability to contact residents on completed repairs weekly, maintain communication with Property Manager/Maintenance Supervisor
Contribution to community cleanliness/curb appeal
Participation in resident functions, outreach marketing, placing/removing marketing materials
Knowledge of referral concessions (if permitted), distributing newsletters/pamphlets

Responsibilities

Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.)
Immediately record all telephone and in-person visits on appropriate reports
File own guest cards and maintain according to established procedures
Inspect models and available “market ready” units, communicate related service needs to Property Manager
Demonstrate community and apartment/model and apply product knowledge to clients' needs by communicating features and benefits; close the sale
Have prospect complete application and secure deposit in accordance with company procedures and Fair Housing requirements
Update availability report, process applications for approvals (credit check, rental history, etc.), submit to Community Manager, follow up with applicant
Ensure apartment is ready for resident to move-in on agreed date
Immediately follow-up on prospects that did not close and attempt to close sale again; refer to sister communities if needed
Secure new resident’s signature(s) on appropriate paperwork prior to move-in; orient new residents to community
Assist in monitoring renewals; distribute and follow-up on renewal notices
Monitor advertising effectiveness; gather information about market competition and file
Represent the company in a professional manner at all times
Accept rental payments and give immediately to Assistant Community Manager
Type lease and complete appropriate paperwork; input information on Yardi System accurately and timely; review with Community Manager prior to signatures
Maintain current resident files
Maintain and record daily inspections for the community
Distribute all company or community-issued notices
Maintain accurate monthly commission records on leases and renewals for bonus purposes
Assist management team with other various tasks as required
Consistently implement policies of the community
Receive all telephone calls and in-person visits; listen to resident requests, concerns, and comments
Quickly complete maintenance Service Requests and inform maintenance team; answer resident questions on community, repairs, rent, rules, etc.; follow up timely
Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests weekly
Maintain open communication with Property Manager and Maintenance Supervisor
Contribute to cleanliness and curb appeal of the community on continuing basis
Assist in planning resident functions; attend and participate as host as directed by Community Manager
Participate in outreach marketing activities regularly to obtain prospective residents
Advise residents of referral concessions (if permitted)
Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc
Distribute newsletters, pamphlets
