Requirements

  • Onsite attendance 5 days per week at Division Office in Dublin, Ohio
  • Ability to manage project budgets, schedules, cash flows, contracts, and accounting
  • Knowledge of coordinating with municipalities, government agencies, utilities, and compliance (e.g., stormwater, air pollution)
  • Skills in reviewing design documents, site plans, improvement plans, geotechnical reports, environmental permits, and plats
  • Experience in soliciting, analyzing, and awarding land trade bids and contracts
  • Capability to coordinate contractors, inspectors, engineers, master developers, and interdepartmental teams (land, construction, sales)
  • Management experience including staffing, recruiting, delegating work, performance evaluation, compensation planning, coaching, and providing developmental opportunities

Responsibilities

  • Manage project budgets, schedules, and cash flows in accordance with Division goals
  • Coordinate with municipalities and other government agencies from entitlement to final acceptance
  • Solicit, analyze, and award land trade bids and contracts
  • Manage development trade contracts, development schedules, and project accounting including paying invoices
  • Review design documents, site plans, improvement plans, geotechnical reports, environmental permits, and plats for project coordination and accuracy
  • Check availability, location, and costs of utilities (sanitary sewer, water, gas, storm management) and development impact fees
  • Manage field efforts related to compliance including stormwater, air pollution, etc
  • Coordinate contractors, inspectors, engineers, and master developers
  • Continuously manage and update project budgets for contracted and future work
  • Review, confirm, and approve development invoices
  • Facilitate interdepartmental coordination between land, construction, and sales teams
  • Provide management with timely field updates on delays, trade management, site issues, etc
  • Ensure appropriate staffing to meet department needs
  • Utilize recruiting and selection tools/processes to build organizational talent
  • Delegate work according to employee’s abilities and skills
  • Evaluate employee performance and plan compensation actions
  • Provide developmental opportunities through internal and external training
  • Create opportunities for employee growth
  • Provide continuous coaching on functional and leadership standards
  • With indirect reports: delegate work, provide input on performance evaluations, assist in training identification, and provide coaching
  • Other duties as assigned
