At least 2 to 4 years of relevant experience
Essential physical abilities: ability to visually inspect machinery; walk up and down stairs; detect emergency alarms (auditory, visual, olfactory); inspect equipment on roofs or high places; climb to roof using stairways during power loss or emergencies; work on hands and knees; work weekends and extended hours; respond 24/7 to emergencies; climb ladders; move and carry heavy objects with tools/equipment (e.g., 5-gallon pails up stairs)
Licensing: A35 Operate and Maintain Air Compressors (obtain within 1 year if not held); F01 Citywide Fire Guard for Impairment (obtain within 1 year if not held); P98 Fuel-Oil Piping and Storage Tanks
Basic computer skills in Excel and Word
Thorough knowledge of the building and MEP equipment
Efficient, motivated, hard worker; prompt and reliable
Service-oriented; willing to go the extra mile for tenants
Capable of dealing calmly and efficiently in emergencies
Able to perform all work utilizing PPE while following OSHA guidelines and safety precautions

Responsibilities

Monitor operation of building equipment, listing temperature and pressure readings; take actions to correct out-of-range conditions
Perform chemical tests on cooling tower and boiler water; add chemicals as required
Perform HVAC maintenance: repair/replace pumps, motors, compressors; change oil, air filters; grease bearings; replace drive belts and check alignment
Replace lighting ballasts and bulbs using 12 ft ladder or up to 24 ft on a lift
Perform plumbing repairs: repack steam/water valves; repair flushometers, faucets; open clogged drains with electric snake; thread pipe
Quickly respond to tenant service requests
Record daily meter readings for electric, water, and overtime heat
Paint equipment and machinery rooms
List items needed to order for adequate stock of tools, parts, and fittings
Work on projects as directed individually or as part of a team
Work extra hours as required for operations, vacation relief, holidays
