  • Ability to monitor all proposals/contracts for large projects, check work in progress
  • Skills in monitoring & maintaining timely receipt/reconciliation of deposits, rent collections, and charges
  • Capability to monitor & approve timely receipt, reconciliation, and coding of vendor invoices
  • Ensure property closeout completed on time with accurate ownership financial reports
  • Knowledge of developing yearly marketing plans and utilizing marketing strategies & systems
  • Ensure staff leasing techniques effective for closure, follow-up, lease signing/documentation, and accurate reporting

Responsibilities

  • Oversee entire operations of several multifamily housing communities under supervision of Regional Manager
  • Manage all phases of operations: personnel, leasing, maintenance, financial, administration & risk management
  • Personnel Management: Screen, hire, train, coach, develop on-site staff using consistent techniques & company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, guidance per Asset benchmarks
  • Complete weekly/daily office & maintenance staff schedules and assignments
  • Deal with performance problems: document, communicate with Regional/SVP/HR, terminate when necessary
  • Promote staff harmony and quality performance through support and leadership
  • Ensure staff compliance with company policies/procedures
  • Financial Management: Achieve max net operating income via cost control, revenue/leasing improvements; identify trends, recommend strategies
  • Develop yearly operating budgets/forecasts
