Requirements

  • Experience in operations management, particularly in fleet and facility maintenance
  • Knowledge of government regulations, compliance (e.g., DOT, EPSM, PSM, food safety)
  • Skills in budget preparation, expense management, profit plans, and capital requests
  • Ability to manage and direct staff in building, grounds, sanitation, fleet maintenance, refrigeration, beverage, power industrial equipment, and security
  • Proficiency in maintenance tracking software for task management
  • Capability to conduct audits, inspections, and maintain documentation
  • Experience in emergency response, crisis management, and safety training coordination
  • Strong vendor management skills, including maintaining certificates of insurance and hold harmless agreements
  • Ability to evaluate metrics, suggest efficiency ideas, and implement cost reductions
  • Knowledge of preventative maintenance for systems like ammonia refrigeration, HVAC, fire protection, security, electrical, dock systems, and building components

Responsibilities

  • Direct daily work and safety of associates in building, grounds, sanitation, fleet maintenance, repair, refrigeration systems, beverage department, power industrial equipment, and security
  • Advise on labor hours and consumable supplies within budget
  • Prepare work schedules, including extra work days and shifts as needed
  • Coordinate emergency response or crisis management, develop liaisons with local emergency management, and assist safety manager with training
  • Conduct selection, purchase, utilization, and inventory of company assets for fleet and facilities
  • Collaborate with other departments for efficient upgrades and repairs
  • Develop business relationships with third-party vendors (e.g., janitorial, pest services, security, contractors)
  • Maintain current certificates of insurance and hold harmless agreements for vendors
  • Prepare budgets, profit plans, and capital requests
  • Evaluate metrics and adjust activities to meet or exceed performance expectations
  • Suggest efficiency ideas, cost reductions, and assist with implementation changes
  • Establish preventative maintenance schedules for all systems, equipment, and buildings
  • Handle priorities, assign, and monitor fleet and facility projects for quality and timely completion
  • Utilize maintenance tracking software for task management
  • Administer audits to ensure inspections and documentation (e.g., food safety, DOT, EPSM, PSM) are completed and retained
  • Preserve associate relations through meetings, ongoing interaction, communication, morale monitoring, and idea submission/response
  • Interpret, train, and enforce company policies and procedures
  • Coordinate with Safety department for training, observations, work methods, and accident investigations
