Responsibilities

Prepare detailed Requests for Proposals (RFPs) outlining scope, expectations, timelines, and terms; review and evaluate proposals to select subcontractors
Collaborate with Project Management to manage subcontractor performance; facilitate change orders and amendments; process payments and collect documentation (e.g., lien waivers); handle correspondence and Notices related to subcontracts
Track subcontractor performance to ensure adherence to project timelines and quality standards
Draft, review, and negotiate subcontract agreements, ensuring compliance with company policies and legal requirements
Identify potential changes in scope, schedule, or cost; review Change Orders through the approval process; ensure proper documentation; mitigate risks associated with changes
Monitor and manage subcontract costs to stay within budget
Ensure adherence to contract terms, safety regulations, quality standards, and region-specific regulations; maintain accurate records of subcontract documents, correspondence, and approvals
Identify, evaluate, and select qualified subcontractors; cultivate strong relationships with subcontractors and internal stakeholders
Continuously review market activities, develop relationships with new subcontractors, and manage subcontracting pipeline to retain and attract partners
