A minimum of 5 years of relevant experience managing multiple sites across various cities is required, along with working knowledge of typical multi-family project code requirements. The role demands the ability to manage multiple concurrent projects in varying development phases, an in-depth understanding of construction procedures, materials, and project management, and knowledge of quality, health, and safety standards. Strong communication, negotiation, organizational, and time-management skills are essential, as is the ability to work as a team player with leadership abilities. Proficiency in Google and Microsoft Suite is necessary, with knowledge of Microsoft Project or alternate construction project planning tools, Adobe Suite, Bluebeam, and Sketch Up being a plus. Travel and onsite supervision will be required 40-50% of the time.
The Construction Project Manager will plan and supervise a wide range of construction projects from start to finish, organizing and overseeing construction procedures to ensure timely and efficient completion. Responsibilities include collaborating with engineers, architects, and consultants to define project scope, negotiating contracts with vendors, identifying and obtaining necessary permits and licenses, and determining resource needs within budget limitations. The role involves planning all construction operations, scheduling intermediate phases to meet deadlines, managing logistics for materials and equipment, and hiring qualified contractors while allocating responsibilities. Key duties also include ensuring effective supervision of laborers and mechanics, evaluating progress with detailed reports on budget, variances, schedules, and risks, and maintaining health and safety standards. The manager will collaborate with Community Management to communicate project updates to residents and staff, perform field inspections, assist with operational concerns, coordinate internal reviews, and prepare presentations with weekly project status updates.
