Requirements

Candidates should possess a high school diploma or equivalent, and demonstrate at least one year of experience in building maintenance operations, with a preference for prior experience in residential properties. Familiarity with mechanical systems and a commitment to adhering to operating and safety standards are also desired.

Responsibilities

The Assistant Service Manager will ensure scheduled preventive maintenance tasks are completed, oversee the maintenance team’s efforts in completing building maintenance schedules, track and monitor resident work orders, adhere to the approved operating budget for maintenance expenses, meet with the Assistant Property Manager to review work order status, and control inventory of maintenance-related supplies and equipment. They will also complete common area and exterior preventive maintenance, inspect HVAC and other systems, and identify appliances needing replacement, ensuring proper disposal and removal with prior approval.
