Responsibilities

Oversee entire operations of a housing community portfolio, including personnel, leasing, maintenance, financial, administration, and risk management
Supervise all aspects of properties and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns
Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance per Asset training benchmarks
Address performance problems by documenting, communicating with supervisor/HR, and terminating when necessary
Prepare and approve salary increase requests for Community Manager and team; sign off on site requests
Ensure all counseling statements, evaluations, and salary requests are reviewed by Regional/SVP and delivered to HR
Approve timesheets, verify hours, vacation/sick time, and signatures
Promote staff harmony, quality performance, support, and effective leadership
Ensure staff compliance with company policies and procedures
Achieve highest net operating income via cost control, revenue/leasing improvements; identify trends and recommend strategies/adjustments
