Responsibilities

  • Oversee entire operations of a housing community portfolio, including personnel, leasing, maintenance, financial, administration, and risk management
  • Supervise all aspects of properties and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance per Asset training benchmarks
  • Address performance problems by documenting, communicating with supervisor/HR, and terminating when necessary
  • Prepare and approve salary increase requests for Community Manager and team; sign off on site requests
  • Ensure all counseling statements, evaluations, and salary requests are reviewed by Regional/SVP and delivered to HR
  • Approve timesheets, verify hours, vacation/sick time, and signatures
  • Promote staff harmony, quality performance, support, and effective leadership
  • Ensure staff compliance with company policies and procedures
  • Achieve highest net operating income via cost control, revenue/leasing improvements; identify trends and recommend strategies/adjustments
