Requirements

  • Associate's degree in real estate, business, engineering, project management or related applicable field
  • Knowledgeable in real estate values and accepted real estate appraisal practices
  • Ability to handle complicated negotiations with landowners or designees
  • Ability to search courthouses and records to determine property ownership and interests
  • Ability to review and interpret legal documents, property surveys, legal descriptions, surveying drawings, appraisals, and reports
  • Support for AEP System Safety Process and ensuring a safe working environment focused on Zero Harm

Responsibilities

  • Handle complicated negotiations with landowners (or designees) for acquisition of land rights for electric transmission/distribution facilities
  • Settle damage claims with property owners (or designees) related to property damage by AEP or contractors
  • Search courthouses and records to determine property ownership and interests
  • Review and interpret legal documents, surveys, descriptions, drawings, appraisals, and reports
  • Prepare approved legal documents for land rights acquisition
  • Provide functional support to AEP business units on land rights acquisition questions and procedures
  • Maintain property owner files, maps, drawings, exhibits, and progress reports in ROWSi system
  • Follow TROW estimate guidelines for land rights acquisition
  • Complete ROW estimates and scopes for TROW projects; manage, develop, review, and coordinate project scope, schedule, and budget
  • Follow TROW Outsourcing Technical Guidelines for outsourcing land rights acquisition
  • Act as liaison or project manager with vendors for land rights services
  • Provide project oversight for vendors, ensuring adherence to schedules, budgets, reporting, quality, milestones, and annual plans
  • Monitor closeout process, establish lessons learned, and recommend process improvements
  • Approve vouchers for payments related to land rights acquisition
  • Act as witness and assist in selecting witnesses/commissioners for condemnation or court actions
  • Represent transmission right-of-way in internal process improvement teams, initiatives, and external forums
  • Support and hold employees/contractors accountable for AEP System Safety Process
