Requirements

  • Experience in personnel management, including screening, hiring, training, coaching, and developing on-site staff using consistent techniques and company directives
  • Knowledge of financial management, including achieving net operating income through cost control, revenue improvement, trend identification, strategy recommendations, and developing yearly marketing budgets/forecasts
  • Expertise in strategic leasing management, including developing yearly marketing plans, utilizing marketing strategies and systems, ensuring effective staff leasing techniques, follow-up procedures, lease signing/documentation, and accurate reporting
  • Ability to develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters)
  • Skills in developing new relationships and strengthening existing ones with business contacts and vendors
  • Proficiency in identifying potential company customers using market and demographic data and industry knowledge
  • Capability to mentor community team members on leasing and marketing skills and concepts

Responsibilities

  • Oversee leasing, marketing, and training efforts across a portfolio of Student Housing communities
  • Partner closely with Regional Managers, Community Managers, and onsite teams to establish leasing goals and execute strategic marketing plans that achieve budgeted occupancy targets
  • Provide leadership to leasing teams, driving performance in leasing, marketing, and resident engagement to ensure overall community success
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Promote harmony and quality job performance of staff through support and effective leadership
  • Ensure staff compliance and consistency with company policies and procedures
  • Achieve the highest possible net operating income through effective cost control, revenue and leasing improvement, identifying trends, and recommending strategies and adjustments
  • Develop yearly marketing budgets/forecasts
  • Develop yearly marketing plans and utilize marketing strategies and systems
  • Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures are met, leases are signed/documented, and reporting systems are accurate and up to date
  • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters)
