Responsibilities

  • Oversee all phases of operations for a housing community portfolio, including personnel, leasing, maintenance, financial, administration, and risk management
  • Supervise property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness per Asset training benchmarks
  • Address performance issues by documenting adequately, communicating with direct supervisor and HR, and terminating when necessary
  • Prepare salary increase requests for Community Manager and assist with others; sign off on site requests
  • Ensure all counseling statements, written evaluations, and salary requests are reviewed by Regional & Senior Vice President and delivered to HR
  • Approve timesheets, verify hours, vacation/sick time, and signatures
  • Promote staff harmony and quality performance through support and effective leadership
  • Ensure staff compliance with company policies and procedures
  • Achieve highest possible net operating income via cost control, revenue/leasing improvements, trend identification, and strategy recommendations
  • Develop yearly operating budget
