Requirements

  • Experience in property management operations, including personnel, leasing, maintenance, financial, administration, and risk management
  • Knowledge of company policies, procedures, safety guidelines, fair housing regulations, and liability concerns
  • Ability to screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Skills in ongoing training, coaching, counseling, and performance management, including documentation, communication with supervisors/HR, and termination when necessary
  • Capability to approve timesheets, salary increases, counseling statements, written evaluations, and ensure compliance with reporting requirements
  • Proficiency in achieving net operating income through cost control, revenue/leasing improvements, trend identification, strategy recommendations, and budget development

Responsibilities

  • Oversee entire operations of a housing community portfolio, including all phases: personnel, leasing, maintenance, financial, administration, and risk management
  • Supervise all aspects of properties and staff to ensure compliance with company policies/procedures, safety, fair housing guidelines, and liability concerns
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness in compliance with Asset training benchmarks
  • Address performance problems consistently: document, communicate with direct supervisor/HR, and terminate appropriately when necessary
  • Prepare and approve salary increase requests for Community Manager and team members; sign off on site requests
  • Ensure all counseling statements, written evaluations, and salary requests are reviewed by Regional/SVP and delivered to HR
  • Approve timesheets, verify hours, vacation/sick time, and signatures
  • Promote staff harmony, quality performance, support, and effective leadership
  • Ensure staff compliance and consistency with company policies and procedures
  • Achieve highest possible net operating income via cost control, revenue/leasing improvements; identify trends and recommend strategies/adjustments
  • Develop yearly operating budget
