Requirements

Ability to travel between properties within a designated region
Knowledge of technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet cleanliness, appearance, safety, and functionality standards
Compliance with established policies, procedures, safety standards, and code requirements for repairs
Capability to diagnose defects or problems and perform repairs, including makereadies, work orders, curb appeal, and cap ex projects
Skills in inventory tracking, obtaining materials/supplies/equipment/tools, and notifying supervisors about re-ordering needs
Ability to complete documentation and paperwork accurately and timely
Physical ability to maintain grounds, common areas, and amenities (e.g., trash pickup, pressure-washing, cleaning, painting)
Focus on cost-cutting by fixing parts rather than replacing when possible

Responsibilities

Travels between properties within a designated region to assist with makereadies, work orders, curb appeal, cap ex projects, etc
Completes assigned work orders from resident requests and preventative maintenance by diagnosing issues and making repairs per policies, procedures, safety standards, and codes
Completes the “make-ready” process for vacant units, including pre-move-out inspections, punch lists, scheduling vendors/contractors, obtaining supplies, performing maintenance, and inspecting work
Follows procedures for accessing materials, supplies, equipment, tools from maintenance department, tracks inventory, returns unused items, and notifies supervisor/manager of re-order needs
Completes documentation and paperwork timely, accurately, and completely for service request tracking
Assists in maintaining grounds, common areas, and amenities by picking up trash/debris, pressure-washing, general cleaning, and painting curbs/signage as needed
Supports cost-cutting and expense control by fixing rather than replacing parts when possible
