About the Role

As the Real Estate Associate, you will play a critical role in supporting Primer’s real estate strategy and operations. You will focus on market strategy, property analysis, lease negotiation, and portfolio management to ensure favorable outcomes for our microschool locations.

Responsibilities

Market and Portfolio Strategy

  • Conduct market analysis to support strategic planning and site selection.
  • Provide underwriting support to assess project feasibility and financial returns.
  • Develop and implement a streamlined sourcing strategy.
  • Conduct necessary due diligence to advance viable microschool properties.

Lease and Portfolio Management

  • Lead lease negotiation efforts to secure favorable terms: rent, CAM, and tenant improvement costs.
  • Manage lease renewals, relocations, and landlord communications for existing school locations.
  • Proactively identify opportunities for cost savings and operational improvements.

Zoning & Land Use

  • Apply knowledge of zoning and land use to evaluate properties and streamline sourcing.
  • Collaborate with internal and external teams to ensure compliance with local zoning and land use requirements.

Relationship Management

  • Build and maintain strong relationships with landlords, brokers, city personnel and other stakeholders to streamline market entry.

Your Qualifications

  • Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
  • 2-5 years of experience in real estate analysis, leasing, or portfolio management.
  • Strong understanding of land use regulations and zoning requirements.
  • Proven ability to negotiate favorable lease terms and manage landlord relationships.
  • Excellent analytical, organizational, and communication skills.
  • Proficiency in real estate software and financial modeling tools.
