Requirements

  • Minimum of 3–5 years of progressively responsible experience in commercial property management, preferably overseeing office, medical, or mixed-use assets
  • Experience managing tenant relations, vendor contracts, budgets, and capital projects
  • Strong organizational, time management, and problem-solving skills with the ability to manage multiple priorities effectively
  • Excellent interpersonal, verbal, and written communication skills, with a proven ability to interact professionally with tenants, vendors, ownership groups, and internal staff
  • Strong customer service orientation and attention to detail, with consistent follow-through on assignments
  • High level of computer proficiency in a professional office environment; Microsoft Office Suite required (Outlook, Excel, Word, PowerPoint)
  • MRI property management/accounting software experience strongly preferred; familiarity with other industry platforms (e.g., Angus, AvidXchange, Yardi) is beneficial
  • Demonstrated financial acumen including preparation and analysis of operating budgets

Responsibilities

  • Manage all aspects of commercial property management for a multi-building portfolio including office buildings, medical office buildings, Owner's Associations, and retail spaces
  • Maximize the performance and value of a portfolio of real estate assets owned and managed by the client
  • Maintain client’s service revenues, including leasing, construction management, maintenance, property management, and other fee income, as specified in budgets
  • Implement a long-range real estate asset management strategy as directed
  • Contribute to and adhere to standards and procedures for all property and facility management activities
  • Work with team members on portfolio additions/transitions to ensure efficient operational transitions
  • Participate in continuing professional development to stay updated on new standards and management procedures
  • Ensure the efficiency of physical assets, sustain mechanical and cosmetic maintenance, preservation/renovation of facilities, and supervise contract services
  • Increase, enhance, and maintain tenant retention, renewals, and property occupancy
  • Measurably maintain, enhance, and strengthen relationships with tenants and ownership
  • Develop, implement, and administer the annual budget, with quarterly re-forecasting and monthly variance reporting, and recommend capital expenditures
  • Prepare financial reports according to established reporting requirements
  • Achieve budgeted net operating income for the property
  • Direct the preparation and implementation of all annual financial reports, including budgets, management plans, and annual reports
  • Direct the preparation and submission of all monthly/quarterly financial reports and forecasts to the asset manager
  • Monitor the collection of all rents and execute appropriate collection processes
  • Direct and assist in billing and collection of all monies, rents, CAM, and charges
  • Approve work orders, purchase orders, and invoices
  • Manage CAM reconciliation and related communications
  • Oversee and direct the day-to-day AP and AR functions
