Requirements

  • Bachelor's degree or equivalent work experience in Facilities Management, Engineering, Real Estate, or related field
  • 8+ years of experience in facilities or related experience
  • 3+ years of people management experience
  • Competency and financial acumen related to budget management
  • Working knowledge of principles and practices of all facets of facility operations, electrical and mechanical systems, health, safety and environmental regulations, construction, maintenance, and project management
  • Ability to manage and influence service providers, negotiation skills required
  • Demonstrate leadership and interpersonal skills, with the proven ability to coach individuals from diverse backgrounds
  • Demonstrated computer skills (MS Office suite) and knowledge of FM planning systems/approaches
  • Demonstrated knowledge of Building Management Systems (BMS) and CMMS workorder software
  • Must have demonstrated analytical skills with problem solving and process improvement orientation
  • Excellent verbal and written interpersonal skills

Responsibilities

  • Oversee all aspects for facilities management, including building infrastructure, maintenance and repairs, space utilization, workplace amenities, reception, among others
  • Ensure FM services and solutions are delivered in line with company objectives and standards, as well as compliance with local laws and regulations
  • Lead on-site facilities team, including subject matter experts in building maintenance, workplace services, receptionists, as well as third-party providers as needed
  • Manage facilities budget and ensure delivery to targets
  • Support Project Management needs as required, ensuring procedural requirements are followed and documentation standards are maintained
  • Manage the creation and approval of FM related Capital Expenditure Requests (CERs) based on sound financial knowledge and input from technical experts
  • Together with RE&F colleagues, manage embedded contractors and third-party vendors when scheduling, planning, and quoting projects to ensure cost, time and quality success
  • Partner with RE&F colleagues to manage space and occupancy planning initiatives
  • Serve as RE&F partner and site point of contact for Facilities projects
  • Collaborate with other Corporate Functions (e.g. IT, Security, HR, Legal & Compliance, EHS, Finance, etc.) to deliver services in line with Stryker company standards, objectives, and business strategies
  • Build and maintain Landlord relationship(s), partner with Real Estate colleagues to ensure compliance with all lease requirements
  • Partner with RE&F colleagues to maintain metrics and reports as required
  • Create and implement FM process improvement programs
  • Managing and ensuring minimum disruption to onsite activities
  • Responding appropriately to emergencies or urgent issues as they arise; be available or on-call 24/7 or as needed to support the building operation
  • Manage and support meetings and events held onsite; including setup, teardown, coordination with vendors, technicians, and events team as needed
  • Support all LATAM locations in the region
