At least 2 to 4 years of relevant experience
Essential physical abilities: visually inspect machinery; walk up and down stairs; detect emergency alarms (auditory, visual, olfactory); inspect equipment on roofs/high places; climb to roof via stairways during power loss/emergencies; work on hands/knees for low equipment; work weekends/extended hours; respond 24/7 to emergencies; climb ladders; move/carry heavy objects (e.g., 5-gallon pails up stairs) with tools
Licensing: A35 (Operate and Maintain Air Compressors) within 1 year of hire; F01 (Citywide Fire Guard for Impairment) within 1 year of hire; P98 (Fuel-Oil Piping and Storage Tanks)
Basic computer skills in Excel and Word
Thorough knowledge of building and MEP equipment
Efficient, motivated, hard worker; prompt and reliable
Service-oriented; willing to go the extra mile for tenants
Capable of dealing calmly/efficiently in emergencies
Able to perform all work using PPE and following OSHA guidelines/safety precautions

Responsibilities

Monitor building equipment operation (temperature/pressure readings) and correct out-of-range conditions
Perform chemical tests on cooling tower/boiler water; add chemicals as required
HVAC maintenance: repair/replace pumps, motors, compressors; change oil/air filters; grease bearings; replace drive belts; check alignment
Replace lighting ballasts/bulbs from 12 ft ladder or 24 ft lift
Plumbing repairs: repack steam/water valves; repair flushometers/faucets; open clogged drains with electric snake; thread pipe
Quickly respond to tenant service requests
Daily record meter readings (electric, water, overtime heat)
Paint equipment/machinery rooms
List items needed to order (tools, parts, fittings) for stock
Work on projects individually or as team, as directed
Work extra hours for operations, vacation relief, holidays
