Supervise the repair, maintenance, and operation of assigned retail properties using employees or contractors
Regularly inspect retail properties to ensure good operating order and appearance
Prepare bid proposals for outside service contracts per Policies and Procedures and award contracts with supervisor approval
Supervise and evaluate outside contractors for performance per specifications
Accept responsibility for accounts payable from purchase orders through coding and approval for payment
Create accrual operating budget for the fiscal year, prepare detailed management plans, cash flow projections, physical status reports with recommendations, financial reports, and variance reports
Reconcile weekly invoicing by proper coding and forward to accounting; report monthly to senior management on financial accounting and variances
Review rent roll and sales reports monthly, note differences, and communicate with retail tenants on sales reporting compliance
Respond 24/7 to building emergencies not handled by maintenance supervisor, safeguard property, and minimize damage
