Responsibilities

  • Assist with attracting candidates both on and off campus, hiring new team members, and improving employee retention
  • Assist the General Manager with training, coaching, development, and leadership of team members
  • Manage development of and adherence to property onsite schedule, including after-hour on-call shifts
  • Partner with GM to elevate employee experience through data, conversations, and team building for high morale
  • Prepare, respond, and advise on community aspects including market, physical condition, policies, procedures, and onsite emergencies with partner departments
  • Deliver legal and resident notices and file evictions in compliance with policy and local ordinances
  • Manage resident accounts and utility billing, coordinate accounts receivables, maintain regular auditing and documenting
  • Oversee curb appeal, common areas, and preventative maintenance for safe and sanitary community experience
  • Assist with upholding The Scion Standard via monthly property walks and scorecard assessments around inspections
  • Regularly inspect grounds, interior, resident amenities, and common areas to ensure compliance with codes and standards
  • Coordinate work orders with staff or vendors, ensure timely completion, resident communication, and high customer satisfaction
  • Assist General Manager and Facilities Supervisor with planning and execution of annual turnover process, setting clear goals and expectations
  • Assist with property staffing for adequate support during annual turnover preparation and execution
  • Utilize Turnable to track electronic turnover board, ensure progress and deadlines are met
  • Assess move-out damage, calculate charges, prepare final billing or refunds, track and process damage disputes
  • Ensure efficient execution of move-in, room assignment, transfer, and move-out processes
  • Assist General Manager with move-out inspections and vendor service walks to prepare units for move-in
  • Provide hands-on help in turnover tasks, including moving furniture/appliances, assisting with punches, organizing trash, and cleaning units
  • Assist in preparation of Month End reports, reconcile, and balance accounts receivable
  • Enforce and comply with Scion late fees and non-sufficient funds policies
