Requirements

  • Ability to manage and monitor property managers' performance against KPIs, rent arrears, and database records
  • Strong relationship-building skills with tenants and agents for leasing, renewals, reviews, planning, remodeling, and marketing
  • Experience in establishing letting strategies, monitoring lease events, and defining market information expectations
  • Knowledge of finance and accounting, including reviewing rent/service charge collection and approving irrecoverable costs
  • Adherence to internal and audit controls
  • Skills in client reporting, communications, and implementing a “no surprises” policy
  • Understanding of environmental and sustainability policies for asset management initiatives

Responsibilities

  • Drive investment performance of property portfolio (logistic, office, retail) to support Fund Management strategic plans
  • Work with Fund Management and Investment Management to manage value-add, value protection, and optimal asset performance
  • Develop and recommend hold/sell strategy for each asset, updating annually with Portfolio Management
  • Develop annual property business budget
  • Use contacts to source potential investment acquisitions
  • Support acquisitions with local market feedback, rent/CAPEX assumptions, due diligence, presentations to Investment Committee, insurance placement, and final due diligence reports
  • Initiate property sales via selected agent based on hold/sell business plan
  • Manage sale process with agent, lawyer, and property manager (supported by acquisition manager)
  • Determine capital projects and leasing strategies to sustain/protect value or reposition assets
  • Develop and execute works via project team appointment
  • Implement lease surrenders, regears, renewals, rent reviews, tenant mix improvements, planning, and change of use opportunities
  • Supply base property information to Fund valuer
  • Regularly attend review meetings with property manager
  • Monitor property manager performance against KPIs, rent arrears, and database records
  • Develop relationships with main tenants
  • Handle leasing, renewing leases, reviewing leases, planning aspects, remodeling, extending, reconfiguring space, marketing, and asset management initiatives
  • Establish and update letting strategy and objectives
  • Define expectations for market information provision and monitor/action critical lease events
  • Review property rent and service charge collection
  • Approve irrecoverable costs within discretionary levels
  • Ensure adherence to internal and audit controls
  • Provide information to Portfolio Management for reports and implement “no surprises” communication policy
  • Deliver asset management initiatives in line with sustainability policies
  • Critically assess sustainability aspects
