Requirements

  • Ability to identify all building equipment systems and create preventive maintenance programs
  • Knowledge of HVAC systems (inspect, replace filters, wet vac pans, verify thermostats, operate units including high-end models)
  • Knowledge of appliances (replace filters, check drain lines and pans, operate systems including high-end models)
  • Plumbing skills (snake and clear blockages up to 25 feet)
  • Electrical skills (replace sockets, switches, bulbs, check breakers)
  • Carpentry and repair skills (doors: re-key, hang, paint, replace, test closings; attach window blinds, hang furniture; flooring: re-attach thresholds, re-tack carpet, replace wood/tile; walls/ceilings: repair drywall, mud, tape, paint, wallpaper)
  • Inventory control of appliances, tools, supplies, and equipment
  • Ability to adhere to operating budgets and provide cost estimates for turnover, plumbing, electrical, HVAC/boiler, building RM, and preventive maintenance
  • Organizational skills to track work orders, maintain unit binders, and conduct weekly meetings

Responsibilities

  • Direct building maintenance operations and maintain mechanical systems per CIM Group’s standards
  • Ensure preventive maintenance tasks are completed per monthly calendar, overseeing CIM technicians or third-party vendors (HVAC, refrigerators, sinks, washer/dryers, roofs, exterior doors/windows, drain lines, etc.)
  • Supervise turnover work and complete as many unit repairs in-house as possible
  • Track, monitor, and follow up on residents’ work orders; schedule third-party vendors with Property Manager approval when needed
  • Provide operating cost estimates for budgeting (turnover, plumbing, electrical, HVAC/boiler, building RM, preventive maintenance)
  • Meet weekly with Assistant Property Manager to review work orders (Monday review, Friday status confirmation), ensure 24-hour response, and maintain unit binders
  • Manage inventory of appliances, tools, supplies, and equipment
  • Oversee upkeep of apartment units to minimum repair standards (doors, blinds/furniture, appliances, HVAC, plumbing, electrical, flooring, walls/ceilings)
  • Maintain engineering office
