Technical School certifications and/or training preferred
Minimum 2-3 years building maintenance experience performing some carpentry, HVAC, electrical, mechanical, and plumbing functions
Ability to read and interpret documents and comprehend instructions
Ability to effectively present information to departmental management, employees, tenants, and outside contacts
Ability to apply common sense understanding to carry out instructions furnished in written or oral form
Ability to define problems, collect information and establish facts
Paint, electrical, plumbing, and drywall skills
Self-starter with ability to work independently
Capability to diagnose problems on equipment
Knowledge of basic electrical systems
Knowledge of safety rules, hazards and application of accident prevention measures
Ability to work days, evenings, weekends, and holidays
Basic knowledge of fire protection hydraulic system and fire protection alarm systems
Valid Driver’s License
Ability to lift and carry up to 50 pounds

Responsibilities

Routinely inspect facility, troubleshoot and make repairs to mechanical, electrical, air conditioning, plumbing systems, and structural elements
Perform a variety of maintenance/minor repair activities on interior/exterior areas including painting, drywall, structural elements, parking lot, sidewalks, plumbing repairs, clear drain stoppages, interior/exterior lighting (lamp, fuse, ballast replacement)
Operate equipment to perform preventive maintenance, minor repairs, and maintain cleanliness of property
Assist other departments (e.g., Marketing with event setup, Local Leasing with cart placement/repair)
Perform job in accordance with applicable standards, policies, and regulatory guidelines (e.g., OSHA) to promote safe working environment
Schedule and perform preventive maintenance programs as assigned by management
Ensure appropriate inventory systems, records, files, material safety data sheets, supplies, equipment, and tools are maintained
Perform regular inspections of air handling units (tighten/replace belts, replace filters, grease components) and maintain logs
Perform exterior custodial duties (e.g., sweep/wet mop sidewalks, operate steam cleaner/hand vacuum, gather/empty trash, operate compactor/turn trash carts)
Assist in supervision of maintenance staff by assigning duties/projects, overseeing/inspecting work, providing guidance/assistance
Perform additional maintenance duties as assigned
