Requirements

  • Bachelor’s degree
  • 3+ years' previous financial analysis experience in one of the following fields: Corporate Strategy/Business Analysis, Investment Banking, Management Consulting, Public Accounting (Big 4 preferred), Real Estate or Infrastructure Analysis/Investing
  • Heavy financial modeling experience, encompassing full financial statement modeling, developing financial projections, and conducting business valuation
  • Understanding of leveraged finance concepts and familiarity with a variety of corporate capital structures
  • Strong working knowledge of Excel (VBA experience is a plus)
  • ARGUS experience (preferred)
  • Yardi experience (preferred)
  • CPA/CFA designations are a plus

Responsibilities

  • Collaborate with departments such as Real Estate Services, Property Management, Portfolio Oversight, Investments, and Executives to support business plan development for CIM assets, funds, and investment vehicles; monitor progress toward internal targets and against competitors; perform asset/fund level financial analysis
  • Build and maintain models as the primary source of asset/fund level financial projections; analyze asset-level and fund-level capitalization, incorporating waterfalls of complex financing arrangements, co-investments, strategic partnerships, and partnership allocations
  • Provide exceptional client service to Portfolio Oversight, Real Estate Services, and On-site Property Management; communicate financial analysis results clearly and proactively to VP/Director FP&A, Portfolio Oversight, Executives, investors, banks, rating agencies, etc., via written deliverables and oral presentations
  • Build understanding of services provided by Asset, Fund, and Corporate FP&A teams and direct requests through appropriate channels
  • Build models consistently across similar investment strategies and use cases; integrate models with other data sources and reporting tools; validate data quality and completeness; continuously improve tools and expand modeling/analysis capabilities
  • Review asset-level budgets and forecasts; understand asset-level business plans in context of fund-level strategy; perform asset-level financial analysis with fund-level business initiatives
  • Assist Fund and Corporate FP&A by incorporating corporate-level outputs (e.g., fee revenue, deployment assumptions) into fund models and running multiple fund-level projection scenarios with corporate budget/forecast process
  • Act as a financial service resource to assigned areas in matters relating to control, documentation, and similar matters
