Knowledge of local, state, and national building codes, life safety codes, ADA regulations, and zoning regulations
Ability to manage production schedules, quality control, safety, and Storm Water Pollution Prevention Plan compliance
Skills in managing trade partner relationships, negotiating purchase orders, and authorizing payments
Proficiency in customer relationship management and resolving escalated homeowner concerns
Capability to develop and validate community construction budgets
Experience in staffing, recruiting, and selection processes

Provide oversight and management of Construction Managers in completing construction projects
Ensure construction schedules, safety, Storm Water Pollution Prevention Plan, quality standards, and customer satisfaction are maintained
Manage production schedules and job progress to adhere to standards and meet closing deadlines
Monitor and perform quality control processes, ensuring compliance with safety and pollution prevention programs
Assist in reviewing architectural designs and plans for code compliance
Manage customer relationships and address escalated homeowner concerns through construction close
Assist in developing community construction budgets and validating costs
Manage trade partner relationships to ensure timely and quality work completion
Resolve issues related to daily construction activities, such as contracts, work orders, performance, and design
Authorize payments for materials and work completed
Conduct community reviews to ensure Pulte Quality standards are met and direct work as needed
Negotiate, create, and authorize field purchase orders for materials and labor
Ensure all homes in oversight area are completed per schedule and specifications
Conduct business professionally and ethically
Meet division goals for productivity, quality, and budgets
Work with other departments to maintain open communication and foster continuous improvement
Ensure appropriate staffing to meet department needs and utilize recruiting/selection processes
