Proficiency in achieving net operating income goals through cost control, revenue improvement, leasing strategies, trend identification, and budget development

Responsibilities

Oversee all phases of operations for a housing community portfolio, including personnel, leasing, maintenance, financial, administration, and risk management
Supervise property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns
Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness in compliance with training benchmarks
Address performance problems consistently: document, communicate with direct supervisor and HR, and terminate when necessary
Prepare and sign off on salary increase requests for Community Manager and team members; ensure all counseling, evaluations, and requests are reviewed and delivered to HR
Approve timesheets, verify hours, vacation/sick time, and signatures
Promote staff harmony, quality performance, and compliance through support and effective leadership
Achieve highest net operating income via cost control, revenue/leasing improvements, trend analysis, strategy recommendations, and adjustments
Develop yearly operating budgets
