Responsibilities

Oversee all phases of operations for a housing community portfolio, including personnel, leasing, maintenance, financial, administration, and risk management
Supervise property and staff to ensure compliance with company policies, procedures, safety, fair housing guidelines, and liability concerns
Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness in compliance with training benchmarks
Address performance problems by documenting issues, communicating with supervisor and HR, and terminating when necessary
Prepare and approve salary increase requests for Community Manager and team members, and ensure all related documentation is reviewed and delivered to HR
Approve timesheets, verify hours, vacation, sick time, and signatures
Promote staff harmony, quality performance, and compliance through support and effective leadership
Achieve highest possible net operating income via cost control, revenue/leasing improvements, trend identification, and strategy recommendations
Develop yearly operating budgets
