Responsibilities

Oversee entire operations of a housing community portfolio, including personnel, leasing, maintenance, financial, administration, and risk management
Supervise all aspects of properties and staff to ensure compliance with company policies, procedures, safety, fair housing guidelines, and liability concerns
Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with company benchmarks
Address performance problems consistently: document adequately, communicate with direct supervisor and HR, and terminate when necessary
Prepare and sign off on salary increase requests for Community Manager and team members; ensure all counseling statements, evaluations, and requests are reviewed and delivered to HR
Approve timesheets, verify hours, vacation/sick time, and signatures
Promote staff harmony, quality performance, support, and effective leadership
Ensure staff compliance and consistency with company policies and procedures
Achieve highest possible net operating income through effective cost control, revenue/leasing improvements, trend identification, strategy recommendations, and adjustments
Develop yearly operating budget
