Requirements

  • 5+ years of experience in asset management, sourcing, negotiating, and executing industrial/office leases or contracts
  • Strong knowledge of valuation methods (income, market, discounted cash flow, etc.)
  • Persuasive presentation and negotiation skills
  • Excellent written and verbal communication
  • Strong organizational and time management skills
  • Proficiency in Excel and Salesforce
  • Ability to read and interpret commercial lease documents
  • Current real estate sales license in the State of Indiana or ability to obtain within six months (company will cover costs and acquisition time will be considered work hours)
  • Valid driver’s license with ability to travel to company locations/properties
  • Bachelor’s degree from a four-year university (preferred, or equivalent education/experience)

Responsibilities

  • Demonstrate financial acumen and an understanding of market/submarket dynamics and deal economics
  • Build and strengthen relationships with customers, brokers, and internal/external stakeholders
  • Communicate effectively with both external customers and internal market teams
  • Contribute to an inclusive, high-performance culture focused on customer service and adaptability
  • Develop an in-depth understanding of customers’ businesses, strategies, and trends to enhance their experience
  • Support market leadership in portfolio growth, including capital deployment, business acquisitions, and pro forma development
  • Manage leasing activity to maximize the value of the assigned portfolio
  • Serve as the market expert on rents, supply, demand, and economic trends
  • Lead the budget process for market lease assumptions and collaborate with property managers on financial performance
  • Provide reporting and market insights to internal groups, including Acquisitions, Development, Dispositions, Capital Partners, and Valuations
  • Partner with the Customer Experience Team (CET) to identify revenue opportunities and promote Prologis value-added services (e.g., Prologis Essentials)
