Requirements

  • Ability to greet prospects, qualify them by covering all criteria (ask questions, utilize guest cards)
  • Proficiency in recording telephone and in-person visits on reports and filing guest cards per procedures
  • Capability to inspect models and market-ready units, communicate service needs to Property Manager
  • Product knowledge to demonstrate community/apartments, communicate features/benefits, and close sales
  • Skills in processing applications (credit checks, rental history), securing deposits per company/Fair Housing procedures
  • Competence in using Yardi System for inputting lease information accurately and timely
  • Ability to maintain resident files, daily inspections, commission records, and monthly reports
  • Professional representation of the company at all times
  • Open communication with Property Manager and Maintenance Supervisor
  • Participation in resident functions, outreach marketing, and maintaining community cleanliness/curb appeal

Responsibilities

  • Greet prospects and qualify leads
  • Record all visits on reports and file guest cards
  • Inspect models/market-ready units and report service needs
  • Demonstrate properties, apply product knowledge, and close sales
  • Have prospects complete applications, secure deposits, update availability, process/approve applications, and follow up
  • Ensure apartments are move-in ready and secure new resident signatures/paperwork; orient new residents
  • Follow up on non-closing prospects and refer to sister communities if needed
  • Monitor/assist with renewals: distribute notices and follow up
  • Monitor advertising effectiveness and gather market competition info
  • Accept rental payments and deliver to Assistant Community Manager
  • Type leases, complete paperwork, input into Yardi, and review with Community Manager
  • Maintain current resident files and distribute notices
  • Receive all calls/visits, listen to resident concerns, complete maintenance requests, answer questions, and follow up
  • Ensure maintenance repairs are handled satisfactorily and contact residents weekly
  • Contribute to community cleanliness/curb appeal
  • Assist in planning/attending resident functions and participate as host
  • Participate in outreach marketing to obtain prospects
  • Advise residents of referral concessions (if permitted)
  • Assist with banners, signs, flags, newsletters, and pamphlets
  • Assist management with various tasks and implement community policies
